You get three championship courses with real tournament history on a property that was once home to the PGA of America, a renovated 115,000-square-foot clubhouse, and a renovated and expanded Sports & Lifestyle Complex with one of the area's deepest tennis and pickleball programs, all member-owned and behind a 24-hour gate. For the right buyer, the all-in-one-gate lifestyle is exactly the appeal, and Florida's no-state-income-tax math sits underneath it.

What BallenIsles doesn't do well

The required equity membership is the headline trade-off. The buy-in, the equity component, and ongoing dues are significant and are a real part of the cost of ownership, not an afterthought, and the resale and refund terms have reportedly changed recently, so they need to be confirmed in writing.
