What Palm Beach Gardens doesn't do well

It isn't on the water, and it isn't one product. Most of the desirable inventory sits inside clubs with rules and real carrying costs, mandatory equity buy-ins, membership dues, and HOA/CDD fees that can change the math more than list price. The mandatory-vs-optional membership distinction trips up out-of-area buyers constantly.
