Four Reasons Buyers Choose Jupiter Island

That ratio is the whole proposition. The town runs along nine miles of Atlantic frontage on roughly 1,643 acres, bounded on the west by the Intracoastal, and holds just 705 taxable parcels. The town describes itself in its own planning language as a low-density residential community that seeks to preserve natural resources to the maximum extent possible, and the parcel count shows it means it.
A town that has been defending its own beach since the 1950s
Jupiter Island created a dedicated Beach Protection District in 1982, funded by its own ad valorem erosion tax, and describes its nourishment programme as one of the longest running in the United States. Whether you read that as reassurance or as a warning depends on your outlook, but it is a level of institutional commitment to shoreline maintenance that almost no comparable town has, and it is funded rather than aspirational.
Conservation land that will never be built on
Much of what surrounds the town is permanently protected, and it was given away deliberately. Blowing Rocks Preserve, 73 acres held by The Nature Conservancy, contains the largest Anastasia limestone shoreline on the Atlantic coast, where spray can shoot fifty feet in the air, and it is a nesting beach for loggerhead, green and leatherback turtles. Five hundred acres at the north end went to the federal government in 1976. That scenery is not a planning assumption; it is deeded.
Privacy enforced by ordinance, not just custom
The town regulates construction hours by law, with different summer and winter windows, restricted Saturdays and holiday blackouts, alongside a Development Review Board and layered zoning, drainage, engineering, design review, fire and floodplain approvals. If you are building, that is friction. If you already live there, it is precisely what you are paying for: your neighbour's renovation cannot run at seven in the morning on a holiday weekend.

First, the Town of Jupiter Island, which is what this page is about: a Martin County barrier-island town of 705 parcels where individually reported sales run from roughly $18 million to $39 million. Second, ZIP code 33455, which carries a Hobe Sound mailing address and is mostly mainland; portal medians for that ZIP sit around $525,000 to $592,000, because they are measuring the mainland, not the town. Third, a neighbourhood in Stuart that some property portals also index as Jupiter Island. Separately, Jupiter Inlet Colony is a different town again, on the southern tip of the same barrier island but in Palm Beach County. If you see a Jupiter Island median that looks affordable, it is almost certainly measuring one of the other three. We have not published a median on this page for exactly that reason.

Jupiter Island Market Context, 2026
We are not going to publish a median sale price for Jupiter Island, and the reason is worth stating plainly: there is no authoritative public dataset for a town of 705 parcels, and the sources that claim one disagree with each other by more than twentyfold because most of them are measuring somewhere else entirely.
What can be verified are individual transactions reported by named publishers. TCPalm reported a sale at about $18.85 million in June 2026, a $39 million sale at 320 South Beach Road in January 2025 that was the highest on the Treasure Coast that year, a $33 million top sale in 2024, and sales at $29 million and $23.5 million. The one properly attributable market ranking is TCPalm, December 3, 2024, reporting that beach houses on Jupiter Island sold for an average of $8.7 million that autumn, making it the fourth most expensive oceanfront market in Florida. Note that is in Florida; a syndicated restatement upgraded it to "in the U.S." and that is not what the original said. Historically, Worth magazine ranked the town first nationally for highest median home sale price in June 1999, which is genuine but is now twenty-seven years old. When Jupiter Island May Not Be the Right Fit
This is the narrowest market in the region, and the reasons to look elsewhere are structural rather than a matter of taste.
705 parcels, no credible published median, no reliable sales count and no verifiable days-on-market figure. Individually reported sales run from roughly $18 million to $39 million and one aggregator suggested days on market above 200. Valuation here is a matter of comparables assembled by hand, and an exit can take a long time. If you may need to sell on a timetable, this is the wrong market.
The town has levied a dedicated erosion tax since 1982 and has been nourishing its beach since the 1950s. That is admirable stewardship and it is also the town telling you, in its own budget, that this shoreline needs permanent defence. The district is authorised to levy up to 10 mills against the 0.9593 currently charged, so the cost ceiling is high and the exposure is real. Factor windstorm and flood insurance in early.
It is Martin County, with a Hobe Sound mailing address, which changes your appraiser, tax bill, permitting authority and school district. Total millage runs about 16.33, and a second-home buyer gets no homestead exemption or Save Our Homes protection against it. If a Palm Beach County address matters, look at Tequesta or Jupiter.
There is minimal commercial activity in the town by design, so shops, restaurants and services mean driving to the mainland. And renovation is deliberately slow: square-footage-based permit fees, multiple layered approvals, a Development Review Board, and construction hours restricted by law including holiday blackouts. For a coastal property you can actually work on at pace, Juno Beach or Singer Island are more practical.
Jupiter Island vs. the Areas Buyers Shortlist Against It
vs. Tequesta
The two share a barrier island but almost nothing else. Tequesta is a Palm Beach County village of 6,299 people with its own police, fire and water, a two-storey mainland height cap, and a whole-market median around $652,000. Jupiter Island is a Martin County town of 705 parcels where reported sales start around $18 million. Tequesta's own Beach Road strip is the affordable way to be on this island.

A practical comparison rather than a like-for-like one. Jupiter offers real inventory, a functioning town centre, hospitals, schools and coastal property at a small fraction of the price, all inside Palm Beach County. Jupiter Island offers something Jupiter structurally cannot: a nine-mile stretch of ocean with only 705 parcels on it, permanently bracketed by conservation land.

Which county is Jupiter Island in, and why does it matter?
Martin County, with a Hobe Sound 33455 mailing address, despite the Jupiter name. It matters because your property appraiser, tax collector, permitting authority and school district are all Martin County, and none of the Palm Beach County comparisons carry across. Note also that Jupiter Inlet Colony, on the southern tip of the same barrier island, is a separate town in Palm Beach County with its own ZIP, and the Town of Jupiter is a different place again on the mainland.
What is the property tax rate?
For tax year 2025 the town levies three separate rates: 2.8259 mills operating, 0.9593 mills for the Beach Protection District, and 0.2100 mills of voted debt for electric undergrounding, totalling 3.9952 mills at town level. Adding Martin County at 6.5614, the school district at 5.1770, the Children's Services Council at 0.3618 and water management district levies of about 0.2301 gives roughly 16.33 mills in total, or about $163,000 a year on $10 million of taxable value. A second-home buyer receives no homestead exemption or Save Our Homes protection against that.
Why do online price estimates for Jupiter Island vary so wildly?
Because at least three different places share the name. The Town of Jupiter Island is a barrier-island town of 705 parcels where reported sales run from roughly $18 million to $39 million.
