My Honest Take on North Palm Beach
What I tell buyers who ask about North Palm Beach
North Palm Beach is, in my view, one of the most genuine boating buys in the county. The deep-water story is real: no fixed bridges between the village and either the Lake Worth or Jupiter inlets means large-vessel ocean access most communities can't offer. On top of that you get a Village-owned Jack Nicklaus golf course open to the public, a planned, water-first layout from the 1950s, and a small-village scale that keeps the place from feeling like a development. For a boater who also wants golf and Florida's no-state-income-tax math underneath, it is a hard combination to find.
What North Palm Beach doesn't do well
The small scale that makes it appealing also keeps inventory tight, so the right home can take patience. The range here is wide and the diligence is real: Intracoastal condominium buildings carry dues, reserves, special assessments, and Florida's milestone structural-inspection requirements that vary a lot building to building; the Lost Tree equity club sits separate from the property owners association and requires sponsorship and committee approval, with figures you must confirm directly; and waterfront homes need dock-depth, seawall, and insurance diligence by address. Coastal wind and flood insurance is a real line item.
Who it's best for, and who should look elsewhere
Best for: boaters who want true deep-water, no-fixed-bridge access; golf buyers who want a public Nicklaus course without a private gate; and buyers who want a small, planned waterfront village rather than a sprawling master plan.
