Because the city is large and spans a wide range of neighbourhoods, zoned-school assignment varies more here than in a small town, so there is no single feeder that applies citywide. What I tell buyers who ask about West Palm Beach

When clients ask about West Palm Beach, my honest answer is that it is the one genuinely urban option in northern Palm Beach County, a real downtown, a waterfront, Brightline, an airport minutes away, and walkable historic neighbourhoods you can buy into for a fraction of what the Town of Palm Beach costs across the water. For buyers who want culture, walkability and connectivity rather than a gated golf community, nothing else in the area compares.

What West Palm Beach doesn't do well

It is not one market, and the citywide average is close to useless: prices run more than four to one across the ZIP codes, so you have to narrow to a district before any number means anything. The historic districts come with real rules, exterior changes need approval and vinyl fencing is prohibited, and downtown condos require careful reserve and milestone-inspection review. And buyers constantly confuse the city with the Town of Palm Beach, which is a separate municipality with entirely different taxes and prices. It is a city, so it is denser and more variable block to block than the suburbs to the north.

Who it's best for, and who should look elsewhere

Best for: buyers who want walkable urban living, historic architecture, downtown or waterfront condos, culture and connectivity, and relative value compared with the barrier-island towns.
