About the Island

Singer Island, Direct-Ocean Living in Palm Beach County

Singer Island is a barrier island on the Atlantic coast of Palm Beach County, most of it within the city of Riviera Beach, with the small town of Palm Beach Shores at the southern tip. It was originally envisioned in the 1920s by Paris Singer (of the Singer sewing-machine family) as "Palm Beach Ocean." Today it is best known for 4.7 miles of white-sand beach, a corridor of luxury oceanfront condominium towers, and John D. MacArthur Beach State Park, one of the area's last stretches of protected coastline.

For buyers, Singer Island is mostly a condominium market, and the building you choose matters as much as the unit. The towers range from established 1970s and 1980s buildings to ground-up luxury like the Ritz-Carlton Residences and 5000 North Ocean. The key fork is direct-ocean versus the Intracoastal (Lake Worth Lagoon) side, and from there it comes down to the building's amenities, reserves, and rules. It offers genuine oceanfront living across a wide range of buildings and price points; comparisons with Palm Beach or other coastal markets should be made building by building.

"On Singer Island, you're really buying a building, not just a unit. Direct-ocean versus Intracoastal, the reserves, the recent assessments, the milestone inspection status, those decide the purchase. I walk clients through the building before we ever talk about the view."

Agent's Perspective

My Honest Take on Singer Island

What I tell buyers who ask about Singer Island

Singer Island offers a wide range of direct-ocean condominium choices in Palm Beach County. You get a real beach, walkable from the tower, the MacArthur Beach State Park preserve, and a range of buildings from established value to brand-new luxury, with pricing that must be compared by building, unit, view, condition, and association finances. For an oceanfront condo buyer who wants the beach as a lifestyle and Florida's no-state-income-tax math underneath, it is hard to beat.

What Singer Island doesn't do well

It is a condo market, so the building is the purchase, and that cuts both ways. Older oceanfront towers can carry meaningful capital risk: dues, reserves, special assessments, and Florida's milestone-inspection and Structural Integrity Reserve Study requirements may apply depending on the building and statutory criteria; completed reports, required repairs, reserve funding, and deadlines should be reviewed building by building. There is limited single-family inventory, the island is served by one main bridge so access can back up, and the surrounding Riviera Beach mainland is a mix that is still evolving. Coastal wind and flood insurance is a real line item here.

Who it's best for, and who should look elsewhere

Best for: oceanfront condo buyers who want walkable beach living, second-home and seasonal owners who want lock-and-leave luxury, and buyers who want direct-ocean value relative to Palm Beach or Jupiter's waterfront.

May not suit: buyers who want single-family living or a private dock at the home (look at Jupiter or North Palm Beach), those who want to avoid condo associations and assessments entirely, or buyers who want a gated golf-and-country-club lifestyle (see PGA National or Admirals Cove). I will tell you honestly when one of those fits better.

Common Questions

Frequently Asked Questions About Singer Island

What is it actually like living on Singer Island?
Singer Island is a barrier island in Riviera Beach (with Palm Beach Shores at the south tip) built around 4.7 miles of Atlantic beach and a corridor of oceanfront condominium towers, plus John D. MacArthur Beach State Park. Day to day it is a walkable, beach-and-water lifestyle, more relaxed and condo-oriented than the single-family waterfront communities to the north.
Which Singer Island building should I buy in?
It depends on budget and priorities. The Ritz-Carlton Residences and 5000 North Ocean are prominent newer-generation luxury towers; Martinique and the Marriott resort residences offer established, amenity-rich options; and a range of older direct-ocean buildings can offer strong value. The building's reserves, assessments, and inspection status matter as much as the unit, so compare them directly, which is exactly what I help buyers do.
How much do homes cost on Singer Island?
Widely, by building and by direct-ocean versus Intracoastal, from more accessible established condos to multi-million-dollar new-construction residences. Any single figure hides that range, so see the live market snapshot for current MLS numbers, or ask me for a pull on a specific building and floor.
What's the difference between direct-ocean and Intracoastal condos?
Direct-ocean (east-side) towers face the Atlantic and carry the highest premium and the most beach lifestyle; Intracoastal or lagoon-side (west) buildings often trade ocean views for value and sometimes marina or boat access. The right call depends on whether the beach or the boat matters more to you, and on each building's financials.
What should condo buyers check before buying on Singer Island?
Treat the building like the purchase. Review the association's budget, financial statements, reserves, applicable Structural Integrity Reserve Study, milestone-inspection status, repair plans, recent and pending special assessments, insurance, litigation, dues, and rental rules. Statutory requirements depend on the building and current Florida law. A beautiful unit in an under-funded building is a very different buy from the same unit in a well-run one.
What beaches and parks are on Singer Island?
Singer Island is commonly described as having about 4.7 miles of beach and includes access to John D. MacArthur Beach State Park. At the island's base, Phil Foster Park has a two-acre underwater snorkel trail, and Peanut Island is a boat-access county park across the inlet.
What schools serve Singer Island?
Singer Island is part of the School District of Palm Beach County, with public, charter, choice, and private options in the area. Assignment is by exact address and choice programs admit by application, so verify zoning and options with the School District of Palm Beach County before you buy.
Is Singer Island a good place to buy right now?
That depends on your timeline, budget, and which building, and I will not give a one-size-fits-all answer or financial advice. What I can do is show current inventory and the live market data, walk through the full cost of ownership here (dues, reserves, assessments, coastal insurance), and help you decide whether a specific building and unit work for you.

The Experience, in Their Words

Janice Aronovitz

Buying and selling a home can be an incredibly stressful process, but working with Dylan Snyder made all the difference. We first met Dylan ten years ago when we moved to Jupiter and he was the seller’s agent. When it came time to sell our own home, we chose him to represent us. It was the right decision—our home was under contract almost immediately. Dylan went above and beyond to ensure we felt comfortable every step of the way. He always took the time to listen to our concerns, answer our questions, and provide the exact right amount of support. In addition to selling our home, he put in a lot of time and effort into helping us find our rental. We couldn't recommend him more highly!
