Four Reasons Buyers Choose PGA National


You are not forced into a club

This is the decisive structural difference. At BallenIsles, Mirasol, Frenchman's Creek, and Old Palm, buying a home means buying a membership, at six figures. At PGA National, membership in the Members Club is available to residents and non-residents alike and is not tied to owning here. A buyer who wants a gated golf-community address without a mandatory buy-in has very few options in this market, and this is the main one.

A genuinely wide range of housing

Roughly 40 neighborhood associations across 2,340 acres produce low-rise condominiums, golf villas, club cottages, townhomes, single-family homes, and custom estates. Recent closed sales have a median around $585,000, which is a fraction of what the mandatory-membership clubs nearby transact at. Very few gated golf communities in northern Palm Beach County are accessible at this price.

Golf history you can actually play

The Champion Course hosted the 1983 Ryder Cup and the 1987 PGA Championship, and it hosts the PGA Tour's Cognizant Classic in The Palm Beaches each winter, including the Bear Trap at holes 15 through 17. Because these are resort courses rather than a private members-only club, a resident can tee it up on the same holes the Tour plays. That is a different proposition from a private club, and for many buyers a better one.

Resort amenities on your doorstep

The resort completed a roughly $100 million transformation, and its facilities sit inside the community: five 18-hole courses plus a nine-hole par-three, a 40,000 square foot spa, a racquet complex with 16 Har-Tru tennis courts and 12 pickleball courts, and five restaurants. A homeowner can use much of it without joining anything, and members get priority access and unlimited green fees.

PGA National: The Facts, and the Three Entities


Understand this before anything else: PGA National is three separate things

First, the residential community, a 2,340-acre gated development governed by the PGA Property Owners Association plus roughly 40 individual neighborhood associations. Second, PGA National Resort and Spa, a public hotel and resort under separate private ownership, which owns and operates all of the golf courses, the spa, the Sports and Racquet Club, and the restaurants. Third, the PGA National Members Club, which is the resort's membership program, not a resident-owned equity club and not controlled by the POA. Buying a home makes you a member of the POA and of your neighborhood association. It does not make you a member of the club, and it does not give you golf. Almost every misunderstanding about this community traces back to collapsing those three into one.

Community established / developer Developed by E. Llwyd Ecclestone Jr. on 2,340 acres acquired from John D. MacArthur. Broke ground in 1978; the first course opened for play on March 4, 1980. The PGA of America was headquartered here from the founding until it relocated to Frisco, Texas in summer 2022.
Size / structure 2,340 acres comprising almost 40 individual neighborhood associations, per the POA. The POA does not publish a residence count; brokerage sources commonly say about 5,000 homes, which we have not been able to verify against a primary source.
Housing types / vintage Low-rise condominiums, golf villas, club cottages, townhomes, single-family homes, and custom estates. What the POA assessment buys 24-hour gated security under contract through June 2027, five guardhouses, common-area landscaping, street lighting, roads, and Masters Park. Security alone is about $2.43 million a year, roughly 44 percent of the POA budget. It does not buy any golf or club access.
POA assessment amount Not published per home. The POA's adopted budget for July 2025 to June 2026 shows about $5.29 million in maintenance assessment income against a $5.57 million budget, but does not disclose a per-unit rate, and the figures circulating online do not reconcile with that total. Assessment notices are mailed June 1 and due July 1. Confirm the actual amount for the specific address with the POA office.
Neighborhood association dues Separate, mandatory, and highly variable by neighborhood, particularly for condominiums. There is no community-wide figure. This must be confirmed per property.
Club membership requirement Optional. The Members Club is open to residents and non-residents alike, and homeownership does not carry a membership. Be aware that a small number of individual neighborhood associations may bundle a club or social fee with specific units, so check that association's documents for any home you are considering.
Membership cost (effective Nov 1, 2025) Full Golf $75,000 initiation with $26,500 family dues; Junior Executive, for members under 40, $50,000 with $16,700; Sports $42,000 with $16,700; Resort Social $25,000 with $13,780. PGA National transacts far more often than the private clubs around it, which makes its data more reliable and its pricing far more accessible. It also spans everything from a modest condominium to a custom estate, so read the median as a midpoint across very different products rather than as a price for any one of them.

Note the pattern: the price per square foot is rising while the headline median is flat, which usually means the mix of what sold shifted toward smaller units rather than that values fell. Other public sources report trailing-year medians between $545,000 and $585,000 with year-over-year figures running from minus 5 to plus 6 percent, so treat any single annual percentage with caution. Asking prices on active inventory currently run above closed pricing. Ask Dylan for closed comparables on the specific neighborhood and product type you are considering.

The Honest Trade-Offs

When PGA National May Not Be the Right Fit


PGA National suits buyers who want a gated golf-community address, real tournament golf, and no obligation to join anything. The things it is not are just as important.

You want an exclusive, members-only club

These are resort courses. Hotel guests and public play share the Champion, Palmer, Fazio, and Match courses with you, and membership buys priority tee-time windows and unlimited green fees rather than exclusivity. If a private, resident-only track is the point, BallenIsles or Mirasol are structurally the right product and PGA National is not.

You assumed the address includes the golf

It does not. A resident who does not join pays the POA assessment and a neighborhood association fee and receives security, roads, landscaping, and a park. Full Golf costs $75,000 to join and $26,500 a year on top of that, which by itself exceeds the annual carrying cost of many condominiums in the community. Price the membership separately or not at all, but do not assume it.

You want new construction, or quiet

The community broke ground in 1978, and the POA's own budget footnotes cite the age of the community as the reason capital projects are being phased in. Expect 1980s and 1990s construction, with roofs, windows, and plumbing to diligence, and reserve exposure at the association level. Separately, a resort hotel, five restaurants, a conference center, and a PGA Tour event in late winter generate year-round non-resident traffic. For newer homes in a quieter private setting, look at Mirasol.

You want the coast, or simple carrying costs

PGA National is inland, west of I-95 on PGA Boulevard, roughly 15 to 20 minutes from the beach, with no water access and none of the coastal pricing that comes with it. And between the master POA, a neighborhood association, an optional club, and an architectural review committee, quoting a total monthly cost is genuinely difficult until you name a specific address. For oceanfront, look at Juno Beach or Singer Island.

PGA National vs. the Communities Buyers Shortlist Against It


vs. BallenIsles

These two share a name and a history, since BallenIsles was the original PGA National until 1973. Everything since has diverged. BallenIsles is a private, resident-only equity club where membership is mandatory from $170,000 and the facilities were rebuilt in the last decade. PGA National is a public-facing resort community where membership is optional and the median home trades at a small fraction of BallenIsles pricing.

BallenIsles if you want a private club and will use it; PGA National if you want the golf-community address without a mandatory six-figure buy-in.

vs. Mirasol

A clean comparison of two philosophies at similar distances west. Mirasol is newer, entirely private, and mandatory: every homeowner joins, from $115,000 at Social to $300,000 at Golf, and the housing stock is largely 2000s. PGA National is older, larger, cheaper to enter, and optional, with resort traffic Mirasol does not have and a housing stock that will generally need more work.

Mirasol for newer homes and a fully private club you are committed to; PGA National for flexibility, a much lower entry point, and no obligation to join.

Buying in PGA National: What to Know


Do I have to join the club if I buy a home in PGA National?

No. This is the community's defining feature and the main reason buyers choose it over the private clubs nearby. The PGA National Members Club is open to residents and non-residents alike, and homeownership does not carry a membership with it. The one caveat is that individual neighborhood associations set their own rules, and a small number may bundle a club or social obligation with specific units, so check that association's documents for the particular home.

What does membership cost if I do want to join?

Per the club's schedule effective November 1, 2025: Full Golf is $75,000 to join with $26,500 in annual family dues; Junior Executive, for members under 40, is $50,000 with $16,700; Sports is $42,000 with $16,700; and Resort Social is $25,000 with $13,780. Individual dues run lower than family rates in each category. Full Golf and Junior Executive include unlimited green fees across the courses and six-day advance tee times. Bag storage and lockers cost extra. Older figures circulating online are substantially out of date.

What is the difference between the resort, the members club, and the POA?

The POA is the community's master association, which every homeowner automatically belongs to, and it provides security, roads, street lighting, landscaping, and Masters Park. PGA National Resort and Spa is a separate, privately owned public hotel and resort that owns and operates all of the golf courses, the spa, the racquet facilities, and the restaurants. The Members Club is the resort's membership program, giving members priority access and unlimited green fees on those resort facilities. It is not an equity club owned by residents, and the POA does not control it.

How many golf courses are there, and can the public play them?

Five 18-hole courses plus a nine-hole par-three. The Champion, originally by George and Tom Fazio and redesigned by Jack Nicklaus, hosts the Cognizant Classic and contains the Bear Trap at holes 15 through 17. The Palmer opened in 1984, the Fazio opened in 1980 as The Haig, and The Match opened in 2021 on the site of the former Squire, alongside the nine-hole Staple. The Estate Course by Karl Litten is part of the club but sits several miles west in West Palm Beach, not inside the community. All are resort courses open to resort and public play, not private members-only tracks.

What are the ongoing association costs?

There are two mandatory layers. Every owner pays the master POA assessment, billed once a year with notices mailed June 1 and payment due July 1, and also pays dues to their individual neighborhood HOA or condominium association, which vary widely and are usually the larger of the two.
