My Honest Take on Tequesta
What I tell buyers who ask about Tequesta
When clients ask why people choose Tequesta, my honest answer is that it offers a quieter, more private version of the north-county coastal lifestyle. You get a small, low-density village with a serious golf and boating roster, direct-river and Intracoastal living with the Atlantic minutes away through the inlet, three private clubs including the nationally ranked Jupiter Hills, and Florida's no-state-income-tax math underneath all of it. For buyers who want Jupiter's water-and-club appeal at a calmer scale, it is a strong fit.
What Tequesta doesn't do well
It is small, and it isn't one thing. The waterfront and private-club premium is real, and so are the carrying costs, club membership and equity, dock and seawall upkeep, and wind and flood insurance, that can move a deal more than list price. Inventory is limited because it is a small village, the county line means some parcels can fall in Martin County (which changes school zoning and jurisdiction), and the membership and equity requirements at the private clubs are real gates that aren't always published, so they need to be confirmed directly. This is not a walkable downtown or a nightlife scene.
