A course you can actually get on

The membership is capped at 330 across all categories, for a single 18-hole Raymond Floyd course playing 7,401 yards at par 72, plus a nineteenth bye hole. Most clubs in this county run several times that ratio of members to holes. Tee-time pressure is the practical reason many golfers move here from a larger club, and the cap is written into the club's own membership plan rather than being a promise.

A 33-acre practice facility, not a range

The Golf Studio is a genuine differentiator: a dedicated practice campus with three full practice holes, opened alongside the club. For a serious player, having three real holes to work on rather than a mat and a target green is the kind of amenity that does not show up in a price comparison but changes how you use the club every week.

Recently renovated, including a new wellness center

A major clubhouse and course renovation completed around 2024 added a 20,000 square foot health and wellness center, converted the old fitness space into a casual bistro, added an outdoor pool bar, expanded the bar and dining rooms, and replaced the course irrigation. That work is behind the monthly renovation assessment on member statements, and it is finished rather than pending.

Estate lots and a non-tipping service model

Product runs from golf estates on quarter-acre lots up to custom homes of 7,000 to 15,000 square feet on full-acre sites, with roughly 650 acres for about 316 residences. The club also operates as a non-tipping club across valet, locker rooms, caddies, and outside golf operations, which is a small thing that materially changes the day-to-day experience.

Old Palm does not publish its fees publicly, so most of what circulates online about this club is either stale or invented. What follows is drawn from the club's own recorded membership plan and from the community development district's adopted budgets, which are public government records. There are three cost layers here, and the third one catches most buyers by surprise.

Community established / developer Founded 2004 by WCI Communities and sold in September 2010 to Clarion Partners. Raymond Floyd designed the course and serves as honorary chairman under a service agreement referenced in the club's membership plan. The community holds Audubon International Gold Signature Sanctuary certification.
Size / density 316 residential units per the community development district's adopted FY2027 assessment roll, on roughly 650 acres. Many published sources say 294 home sites; that appears to be an earlier plat or marketing figure. We use the government roll.
Neighborhoods / product Marketed as Golf Estates on roughly quarter-acre lots, Isle Estates on third-acre lots, Grand Estates on half-acre lots, and Custom Estates on full-acre lots, plus a small group of two-story Golf Cottages. Homes run from roughly 3,400 square feet to over 15,000.

Equity refund on resale Per the club's membership plan, members joining after September 2, 2010 receive the greater of 80 percent of the membership contribution charged when the membership is resold, or 80 percent of the amount previously paid. Critically, it is paid only after the membership is resigned and then resold by the Club, so it is subject to a queue and is not payable on demand. The Club may change the percentage prospectively.
Community development district assessment A separate, mandatory charge on the property tax bill. For FY2027 the maintenance assessment is $2,383.40 per residential unit, up from $2,094.30 the prior year, and the total assessed per unit including Series 2019 bond debt service runs from about $3,743 to $7,977 depending on the assessment category. This is on top of club dues and any association fee.
Property owners association fee Not published and not verifiable from any documented source. A figure circulating on an unsourced blog should not be relied upon. Ask for the association's current budget and estoppel on the specific property.
Food & beverage minimum No fixed annual dining minimum is stated in any retrievable club document. The club applies a food and beverage monthly service charge to member statements, which is a service charge rather than a spend requirement. Confirm with the membership office.

Ignore the $175,000 and $22,000 figures you will find online

Those numbers appear on numerous aggregator and brokerage pages and are roughly half the club's own 2024 figures of $350,000 equity and $38,500 in annual dues. Because Old Palm does not publish a public fee schedule, stale numbers propagate freely and are rarely corrected. The same is true of the widely repeated 294-home count and of tennis courts, which appear in listing boilerplate but not in any club facility description we could find. If a cost matters to your decision, get it from the membership office rather than from a search result.

This is one of the thinnest markets in northern Palm Beach County. With roughly 316 homes and a low single-digit to mid-teens number of closings in a year, there are periods when almost nothing trades. That has a direct consequence for how you should read any statistic about it, including ours.

At this transaction volume, a single median and especially a single year-over-year percentage are artifacts of which handful of houses happened to close, not measurements of the market. When Old Palm May Not Be the Right Fit


Old Palm is built for a specific buyer: a serious golfer who wants an estate home, a quiet club, and no waiting for a tee time, and who is not looking for the club to be the center of family life. Here is where buyers usually belong elsewhere.

You want amenities beyond golf

This is a golf club with a clubhouse, a wellness center, and dining. There is no marina, no beach club, and no racquet program that we could verify in any club document, despite tennis appearing in some listing boilerplate. If you want tennis and pickleball at scale, BallenIsles has 34 courts; if you want family programming, camps, and a sports complex, Mirasol is built for it.

You want a lower or more predictable cost of entry

There is one membership category for owners, at $350,000 equity and $38,500 in dues on the 2024 schedule, plus a 20-year renovation assessment, plus a district assessment of roughly $3,700 to $8,000 a year on the tax bill, plus an association fee. There is no social tier and no cheaper way in. Clubs with tiered memberships such as BallenIsles start at $170,000, and PGA National does not require membership at all.

You need to be able to sell quickly

Roughly 316 homes and often fewer than fifteen sales a year makes this a genuinely illiquid market, with reported days on market ranging from 57 to 161 depending on the period. Add a buyer pool restricted to people who will qualify for and accept a $350,000 mandatory membership, and an equity refund that only pays out once the Club resells your membership, and exit timing becomes a real planning question rather than a footnote.

You want the coast, or you dislike being vetted

Old Palm is inland in Palm Beach Gardens with no water access. Membership is also by invitation, requires sponsorship and approval, and must be completed on or before closing, so an accepted contract is not the end of the process. If you want oceanfront, look at Juno Beach; if you want golf paired with deep-water boating, look at Admirals Cove.

vs. The Bear's Club

The two most exclusive golf-only communities in the northern county, and the comparison is mostly about access. Old Palm publishes an equity structure with a stated cap and a documented refund formula, and it can be bought into by anyone who is approved. The Bear's Club, in Jupiter, is invitation-only with fees that are not published at all, and it is meaningfully smaller.

The Bear's Club if you have an invitation and want maximum privacy; Old Palm for a comparable golf-first experience with a knowable cost structure and a Palm Beach Gardens address.

vs. Mirasol

A straight choice between concentration and breadth. Mirasol offers 36 holes, 23 neighborhoods, three pools, a sports complex, camps, and tiered memberships from $115,000, across roughly 1,200 homes. Old Palm offers one course, roughly 316 homes, a membership capped at 330, and essentially no programming beyond golf, dining, and wellness, at more than double Mirasol's Golf buy-in.

Mirasol if the club is the center of family life; Old Palm if you want an estate lot, an uncrowded course, and to be left alone.

Is club membership required to buy a home in Old Palm?

For nearly all buyers today, yes, and it is a covenant running with the land rather than a club policy. Under the club's membership plan, anyone acquiring a homesite or residence in the chain of title from the developer after September 2, 2010 must acquire a Premier Membership and maintain it while they own, and this applies to resale buyers as well. The plan does note that owners outside that chain of title may join but are not required to, so the correct step is to confirm which applies to the specific property rather than assume either way. The membership must be completed on or before closing.

What does membership cost?

On the club's 2024 schedule, membership equity is $350,000 and annual club dues are $38,500 plus Florida sales tax, which includes the golf trail fee. There is also a renovation assessment of $258.33 per month applied to member statements for a twenty-year term. The club does not publish fees publicly, so figures elsewhere online, commonly $175,000 and $22,000, are substantially out of date. Confirm current-year numbers with the membership office before you rely on them.

Is the equity membership refundable?

Yes, in part, and with an important condition. The club's membership plan provides that members who joined after September 2, 2010 receive the greater of 80 percent of the membership contribution charged when their membership is resold, or 80 percent of what they previously paid. The condition is that payment comes only after the membership is resigned and then resold by the Club, so it depends on the resale queue rather than being payable on demand.
