Jupiter's Golf & Country-Club Communities
Jonathan's Landing is the most varied of Jupiter's club communities, 1,234 homes across 27 distinct villages, and the one where club membership is optional rather than required. That single fact changes the arithmetic of buying here. Below is how it compares with the alternatives. Click into any community to browse its listings.
Jonathan's Landing
1,234 residences in 27 villages across 607 acres, roughly 145 of them water. Three golf courses, a marina on the Intracoastal, and optional club membership.
Admirals Cove
The higher-end alternative, where membership is required and runs into the hundreds of thousands. A club-owned 63-slip deep-water marina, versus individually deeded slips here.
The Loxahatchee Club
Smaller and golf-first, without the marina infrastructure or the village-by-village variety. A more concentrated club experience for buyers who are there to play.
The Bear's Club
The opposite extreme: roughly 100 estates, a membership capped at 325, invitation only, and a price floor an order of magnitude above Jonathan's Landing.
Four Reasons Buyers Choose Jonathan's Landing
The club is optional, and that is rare here
The property owners association states plainly that residents enjoy amenities through optional memberships. In a market where Admirals Cove, Frenchman's Creek, Mirasol, and BallenIsles all require a six-figure buy-in with the house, Jonathan's Landing lets you buy the home first and decide about the club separately. For a buyer who splits time, does not golf, or simply wants to control the commitment, that is the whole argument.
Twenty-seven villages, genuinely different from each other
This is not one product repeated 1,234 times. The villages run from garden condominiums and golf villas through courtyard homes to Intracoastal estates on their own islands, Casseekey, Jonathan's, Barrow, Cresson and Passage among them. Some of the island villages hold barely twenty homes. The practical effect is that a buyer can enter modestly and move up without leaving the gates.
Three courses, and two were recently rebuilt
The Village course inside the gates is a George Fazio original from 1978, reworked by Tom Fazio in 2000 and again by Beau Welling in 2024, and its 17th is reached by ferry across the water. At Old Trail there are two more: The Medal, a Tom Fazio design from 1985 renovated in 2017, and The Match, an Arthur Hills course from 1991 rebuilt in 2021 by Gil Hanse, Jim Wagner and Brad Faxon. Fifty-four holes for a club this size is real capacity.
Water woven through the community
Roughly 145 of the community's 607 acres are lakes and waterways, and the community fronts the Intracoastal with the Jupiter Inlet as its route to the Atlantic, about two miles away. Many waterfront villages have private docks, and there is a marina on Casseekey Island Road. The name comes from Jonathan Dickinson, the Quaker merchant shipwrecked near the inlet in 1696, which is why you will see 1696 and a sailing ship on the community's markers.
Jonathan's Landing: The Membership & Community Facts
Because membership is optional here, the club numbers below are a choice rather than a closing cost. They are still worth understanding before you buy, because the price of joining has moved sharply and because the structure of the membership itself changed recently.
| Community established | The Village golf course was built in 1978 to a George Fazio design, with homes built from 1979 through 2007. Named for Jonathan Dickinson, a Quaker merchant shipwrecked near the Jupiter Inlet in September 1696. |
| Size / density | 1,234 residences across 27 villages on 607 acres, of which roughly 145 acres are lakes and waterways, per the property owners association. |
| Housing types | Garden and low-rise condominiums, townhomes and golf villas, attached courtyard homes, single-family golf and lake homes, and waterfront estates in the island villages. Primarily zip 33477, with Old Trail in 33478. |
| Governance | A master property owners association plus a separate association for each village, so owners pay both. The club is a member-owned not-for-profit organized under section 501(c)(7). |
| Membership requirement | Optional. The association states that residents enjoy amenities through optional memberships, and non-residents may also join. See the trade-offs section for why optional is not the same as available. |
| Initiation (2024 schedule) | Golf $150,000, Executive for members under 50 $50,000, Racquet $30,000, House $15,000. Each is almost entirely non-refundable, with only a small deposit portion returned: $5,000 on Golf and Executive, $3,000 on Racquet, $2,000 on House. |
| Annual dues (2024 schedule) | Golf $18,753 family and $15,940 single; Executive $9,377 and $7,970; Racquet $7,501 and $6,376; House $3,569 and $3,034. Most fees carry 7 percent Florida tax. |
| Additional annual charges | Capital reserve fee of $1,989 for Golf and $1,367 for other categories, plus a project fee of $1,622 Golf, $1,501 Executive, $1,196 Racquet and House, plus a food and beverage service charge of $1,250 family or $700 single. A Golf family membership therefore ran roughly $23,600 a year in 2024 before tax, cart and trail fees. |
| Cart and trail fees | Carts $35 for 18 holes and $18 for nine. Trail fee $1,900 for cart owners and $3,100 for non-owners. Guest golf $80 accompanied family, $125 accompanied, $300 unaccompanied. |
| Association dues | Not published. The master association bills quarterly, and each village association bills separately, so the total varies by village and product type. Figures quoted on third-party blogs blend the two and are undated. Confirm both for the specific home before you write an offer. |
| Marina | Slips at Jonathan's Landing Marina are individually owned and sold as deeded condominium units, not rented as a club amenity. One recent slip was offered at $299,000. Published slip counts conflict badly, so confirm availability, slip dimensions, and depth directly with the marina association. |

Verified July 2026. Club fees are reset annually and we could not verify a 2025 or 2026 schedule at source, so treat the 2024 figures as a baseline rather than as current. Dylan can obtain the current schedule and waitlist position from the membership office and pull both association estoppels before you write an offer.
Comparing the club's own 2023 and 2024 schedules shows two changes in one year. First, cost: Golf initiation went from $120,000 to $150,000, Executive from $25,000 to $50,000, Racquet from $15,000 to $30,000, House from $9,000 to $15,000, and the food and beverage minimum rose about 47 percent. Second, and more significant, the 2023 schedule offered genuine equity categories with refundable value, a Golf Equity membership at $151,500 of which $51,000 was refundable at 80 percent of equity market value. Those equity categories do not appear on the 2024 schedule at all. New members now appear to buy a largely non-refundable membership. If an older article or listing describes a refundable equity position here, it is describing a structure that seems to have been discontinued. Confirm the current terms in writing.
Jonathan's Landing Market Context, 2026
Jonathan's Landing is one of the few communities we cover where the closed-price trend is clearly negative, and we would rather say so than bury it. For a buyer that is useful information. For a seller it is the reason to price against recent closings rather than against last year's.
Sources: public portal neighborhood data accessed July 2026. Over a trailing twelve months, one source reports a median closed price of $853,750, down about 14 percent year over year, and a companion page reports $811,750, down about 15 percent, the difference reflecting a different product mix. A separate source reported $795,000 for the twelve months to November 2025, down about 7 percent, on 10 sales with 131 days on market. The three do not agree on the exact number, which is why we show a range, but every available series points the same direction: median closed prices are down year over year and homes are taking longer to sell than the national norm. We are not publishing a single percentage because none of these is authoritative on its own. Note also that widely quoted marketing ranges, such as interior homes from about $550,000 to waterfront above $3 million, are asking prices on active listings, not closed sales. Ask Dylan for closed comparables in the specific village you are considering, since a condominium in Trader's Crossing and an estate on Casseekey Island are not the same market.
When Jonathan's Landing May Not Be the Right Fit
Jonathan's Landing suits buyers who want Jupiter waterfront and golf without a mandatory club, and who are comfortable with 1980s and 1990s housing stock. Here is where buyers usually belong elsewhere.
Optional membership cuts both ways. Because non-residents can join too, owning here does not entitle you to a membership, and as of mid-2026 every category was reported to be waitlisted. Both the 2023 and 2024 fee schedules contain wait-listed rate lines, so this is structural rather than a temporary spike. If guaranteed golf access is the point of the purchase, a mandatory-membership club such as Admirals Cove or The Loxahatchee Club guarantees what this one does not. Get your waitlist position in writing before you close.
Only The Village course is. The Medal and The Match are both at Old Trail, a separate location west of the community in a different zip code, which means a drive for two of the three courses. That is fine for many members and a genuine annoyance for others, and it is worth driving the route before you commit.
Marina slips here are deeded condominium units that are bought and sold individually, with at least one recently offered near $300,000. They are not a membership benefit you rent. Published slip counts vary wildly across sources, and we could not verify controlling depth or bridge clearances on the route to the Jupiter Inlet. If a large or tall vessel is central to the plan, verify the specific slip and the run to open water, or look at Admirals Cove, where the marina is club-owned.
Homes here date from 1979 to 2007, so expect period floor plans and budget for roofs, impact windows, and mechanicals, particularly in the older condominium and villa villages. And unlike most of the communities we cover, closed prices are currently down year over year with extended days on market. That is an opportunity for a patient buyer and a problem for anyone needing near-term appreciation. For newer stock in a firmer market, look more broadly across Jupiter.
Jonathan's Landing vs. the Communities Buyers Shortlist Against It
vs. Admirals Cove
The two Jupiter golf-and-boating communities, and the structural opposites of each other. Admirals Cove requires an equity membership running into the hundreds of thousands, owns its 63-slip deep-water marina, and transacts at a far higher median. Jonathan's Landing makes membership optional, has more homes across more varied villages at much lower prices, and sells its slips as individually deeded condominium units.
Admirals Cove for a guaranteed club, a club-owned marina, and estate-scale product; Jonathan's Landing for a far lower cost of entry and the freedom to skip the club.
vs. The Loxahatchee Club
A choice between concentration and variety. The Loxahatchee Club is smaller, golf-first, and built around a single course with a club that is the centre of the community. Jonathan's Landing spreads 1,234 homes across 27 villages with three courses, a marina, and 145 acres of water, and lets you opt out of the club entirely.
The Loxahatchee Club for a focused golf club you will use constantly; Jonathan's Landing for boating, housing variety, and optional membership.
Buying in Jonathan's Landing: What to Know
Is club membership required to buy a home in Jonathan's Landing?
No. The property owners association states that residents enjoy amenities through optional memberships at the golf club and marina, and non-residents may join as well. This is the community's main structural difference from Admirals Cove, Frenchman's Creek, Mirasol, and BallenIsles, where a membership is required with the house. The important corollary is that owning here does not guarantee you a membership, and as of mid-2026 all categories were reported waitlisted.
What does club membership cost if I choose to join?
On the club's 2024 schedule, initiation was $150,000 for Golf, $50,000 for Executive for members under 50, $30,000 for Racquet, and $15,000 for House, each almost entirely non-refundable. Annual dues were $18,753 family for Golf, $9,377 Executive, $7,501 Racquet, and $3,569 House, with single rates lower. On top of that come a capital reserve fee, a project fee, and a food and beverage service charge, which took a Golf family membership to roughly $23,600 a year before 7 percent Florida tax and cart or trail fees. We could not verify a 2025 or 2026 schedule, so confirm current figures with the membership office.
Is the membership refundable?
Largely not, on the most recent schedule we could verify. Only a small deposit portion is returnable: $5,000 on Golf and Executive, $3,000 on Racquet, $2,000 on House. This changed recently. The 2023 schedule offered true equity categories, including a Golf Equity membership at $151,500 with $51,000 refundable at 80 percent of equity market value, and those categories are absent from the 2024 schedule. If you read elsewhere that this is an equity club with a refundable buy-in, that description appears to be out of date.
What golf courses are there, and are they all on site?
Three, but only one is inside the gates. The Village course is on site, a par 70 of about 6,518 yards originally designed by George Fazio in 1978, reworked by Tom Fazio in 2000 and by Beau Welling in 2024, with a 17th hole reached by ferry across the water. The other two are at Old Trail, a separate location west of the community: The Medal, a Tom Fazio design from 1985 renovated in 2017 and a host of USGA and state qualifiers, and The Match, originally an Arthur Hills course from 1991 and rebuilt in 2021 by Gil Hanse, Jim Wagner and Brad Faxon.
Can I keep a boat, and how do the marina slips work?
Yes, but understand the structure. Slips at Jonathan's Landing Marina on Casseekey Island Road are individually owned and sold as deeded condominium units rather than rented as a club benefit, and one recent slip was offered near $299,000. Many waterfront villages also have private docks. The community fronts the Intracoastal with ocean access through the Jupiter Inlet roughly two miles east. Published slip counts differ substantially between sources, and we could not verify controlling depth or bridge clearances, so confirm the specific slip and route for your vessel.
How big is the community and what are the villages?
1,234 residences across 27 villages on 607 acres, roughly 145 acres of which are lakes and waterways. The villages include The Anchorage, Barrow Island, Bayhead, Baytowne, Bridgegate, Cape Pointe, Casseekey Island, Cresson Island, Crosswinds, Greens Cay, The Harbour, Hidden Cove, Jonathan's Island, Lantern Bay, Longshore, The Narrows, Passage Island, Port Dickinson, Riverwind, Shearwater, Southern Cay, Southporte, Trader's Crossing, Waterbend, West Bay, Windrift, and Windward Village. Each has its own association in addition to the master association, and product and pricing vary a great deal between them.
