Three courses with real tournament history

This was the original home of the PGA of America, and the East Course hosted the 1971 PGA Championship, won by Jack Nicklaus. Today there are 54 holes: the East, redesigned by Nicklaus Design and reopened in January 2023; the South, redesigned by Rees Jones and reopened in January 2020; and the North, rebuilt by Kipp Schulties in 2013. Three courses for roughly 1,575 homes is unusually generous.

Racquet sports at a scale most clubs cannot match

Thirty-four courts in total, 21 for tennis including a stadium court and 13 for pickleball, plus four bocce courts. For a household where racquets matter as much as golf, or more, this is one of the few Palm Beach County clubs where the tennis and pickleball programs are not an afterthought to the golf operation.

Recently rebuilt, not merely maintained

The clubhouse reopened in November 2018 after a $35 million renovation, bringing it to about 115,000 square feet with six dining venues. A separate $19 million Sports and Lifestyle Complex of roughly 71,000 square feet opened in November 2024. Both major courses have been redesigned since 2020. Most of the club a buyer uses daily is less than a decade old.

Central Gardens location and a wide price range

BallenIsles sits inside Palm Beach Gardens proper rather than out west, close to I-95, Downtown at the Gardens, and the medical corridor. Across 33 neighborhoods the product runs from patio homes and golf villas through condos to large estates, so the community accommodates a far wider budget range than the newer, more uniform clubs.

BallenIsles: The Membership & Community Facts


BallenIsles is a mandatory-membership equity club, so a buyer is committing to two purchases at once. The figures below come from the club's own Equity Membership Schedule effective January 1, 2026. One term in particular has changed recently and materially, and it is covered directly beneath the table.

Read this before you treat the buy-in as an investment

Two things have moved at once. First, the total cost of joining has risen steeply: comparing the club's own schedules, Full Golf went from $165,000 in August 2022 to $210,000 in January 2025 to $295,000 in January 2026, roughly 79 percent in under four years, with dues up about 28 percent over the same period. Second, and more consequential, the structure changed. In 2022 the refundable equity slice of a Full Golf membership was $85,000; by 2026 it is $72,500 while the non-refundable initiation portion has risen to $222,500. And per the 2026 schedule, new and upgrade purchases made on or after March 1, 2025 are not subject to the 80 percent refund at all. On that reading, a buyer joining today at Full Golf should plan on the entire $295,000 being a cost of membership rather than a recoverable deposit. This is exactly the kind of term that gets summarized loosely in listing copy, so get your position confirmed by the membership office in writing.

BallenIsles suits buyers who want a central Gardens address, deep racquet and golf programs, and recently rebuilt facilities, and who are comfortable with a mandatory membership. Here is where buyers usually belong somewhere else.

You want the house without the club commitment

Membership is mandatory, and the entry level is $170,000 at closing plus $20,475 a year. If a club is something you would like to have the option of joining rather than an obligation, PGA National is the Gardens community where homeowners are not required to be members.

You are counting on getting the buy-in back

Per the 2026 schedule, purchases made on or after March 1, 2025 are outside the 80 percent equity refund, and the non-refundable initiation portion has grown to the large majority of the total in any case. If a substantial refundable equity position matters to you, compare against clubs that still publish one, such as Mirasol, and confirm the current terms at both.

You want water access or new construction

BallenIsles sits roughly five to six miles inland with no marina, no dockage, and no beach club, and the housing stock is largely from the 1990s and early 2000s, so many homes need renovation. For golf paired with deep-water boating, look at Admirals Cove in Jupiter; for a club with its own oceanfront beach club, look at Frenchman's Creek.

You want simple governance and a quick resale

There are up to three layers here: the club, the community association, and a neighborhood sub-association, each with its own rules and fees. Recent closed sales averaged about 91 days on market, and a buyer must qualify for the mandatory membership as well as the house, which narrows the resale pool.
