Four Reasons Buyers Choose Frenchman's Creek


A private beach club on the ocean

The club bought oceanfront land in Juno Beach in 1986 and built its own beach club at 400 Celestial Way, roughly three to five miles from the gates, with a complimentary shuttle. It has a heated pool, cabanas, a children's swim area, valet, and a beachfront restaurant serving lunch and dinner in season. Very few inland golf clubs own actual Atlantic frontage. This is the single clearest differentiator here.

Deliberately under-built, by 80 percent

When Burt Haft and Jack Gaines bought the land in 1977, zoning permitted up to 3,300 units on the site. They capped the plan at 600 home sites. The community today holds 607 households on roughly 700 acres. That decision, made almost fifty years ago, is why the density here reads the way it does, and it cannot be replicated.

A brand-new clubhouse, just delivered

The original 1988 clubhouse was demolished in 2022 and members operated out of a temporary pavilion for six seasons while a roughly $74 million replacement was built, breaking ground in April 2023. It is now open. A buyer arriving today gets the finished building without having lived through the construction, which is a genuinely favorable moment to enter.

One community, one membership, no tiers

All 607 households belong to a single membership category. There is no golf-versus-social hierarchy, no separate access rules, and no negotiating which tier a house carries. For buyers who dislike the stratification of a tiered club, the simplicity is a real draw. For buyers who do not golf, it is the main drawback. Both things are true.

Frenchman's Creek carries one of the highest total costs of entry of any club community in northern Palm Beach County, and because there is only one membership category, there is no cheaper way in. The figures below are from the club's own dues schedule for the season running May 1, 2025 through April 30, 2026. Read the note beneath the table before you treat any of it as recoverable.

Community established / developer Developers Burt Haft and Jack Gaines bought 1,400 acres from the John D. and Catherine T. MacArthur Foundation in 1977 for $61 million. The southern 700 acres, below Donald Ross Road, became Frenchman's Creek. Homes were built between 1987 and 2014.
Size / density 607 households on roughly 700 acres. Zoning would have permitted up to 3,300 units; the developers capped the plan at 600 home sites.
Housing mix Approximately 188 custom and estate homes, 291 patio homes, 90 villas, and 37 townhomes. 95 homes have private deep-water docks on the community's canals. Homes range from roughly 2,200 to 11,700 square feet.

Buy-in at closing (2025 to 2026 season) Membership equity $375,000, plus a POA capital fee of $25,000, plus a $150,000 new clubhouse capital assessment which may instead be paid at $625 per month through January 2042. Paid in full, that is $550,000 at closing on top of the purchase price.
Equity refund on resale The club's own 2025 to 2026 schedule marks both the $375,000 equity and the $25,000 POA capital fee as refundable $0.00. Older brochures and third-party summaries claim a $60,000 refund or an 80 percent refund. These cannot all be right. Get your position confirmed by the membership office in writing before you rely on it.
Annual club dues $53,447 for the 2025 to 2026 season, plus an annual capital replenishment of $4,200 and a $2,000 annual food and beverage minimum.

Boating There is no club-owned marina. 95 of the 607 homes have private deep-water docks. Everyone else relies on Loggerhead Marina in Palm Beach Gardens, a third-party commercial marina adjacent to the community where residents have priority access rather than ownership. Confirm dock rights for any specific home.

The club is mid-way through a capital cycle

The new clubhouse is finished, but the work is not. The racquet complex is expanding toward 26 courts with completion targeted in 2026, Fry/Straka Global Golf Course Design begins a full driving-range and short-game overhaul plus a rebuild of the South Course ninth hole in summer 2026 for completion that fall, and a fitness, spa, and pool renovation is still in design after an architect search. The club has also adopted a formal long-term capital model, which signals further projects beyond these. Ask what is funded from reserves and what would come as a future assessment before you commit.

When Frenchman's Creek May Not Be the Right Fit


Frenchman's Creek suits buyers who want a small, uniform, service-heavy club with beach and golf, and who will genuinely use it. The single-category membership is what makes it excellent for some buyers and unworkable for others.

You do not play golf

There is no social or non-golf tier. A household that never touches a tee still pays the full $53,447 in annual dues plus the $2,000 dining minimum, identical to the most avid golfer in the community. If you want the club lifestyle without paying for golf you will not use, a tiered club such as BallenIsles or Mirasol lets you buy in at a materially lower level.

You are a serious boater

Only 95 of the 607 homes have private deep-water docks, and the club owns no marina. Everyone else uses an adjacent commercial marina with priority access rather than ownership. If a large boat is central to the plan, Admirals Cove has a genuine club-owned 74-slip deep-water marina with ocean access through the Jupiter Inlet.

You want turnkey, or new construction

The housing stock dates from 1987 to 2014 and most of it is from the late 1980s and 1990s. The wide gap between asking and closed pricing per square foot says plainly that the typical purchase here needs a renovation. Budget for it on top of a buy-in that already runs into the mid six figures. For newer homes inside a club community, Mirasol is the better hunting ground.

You are here year-round with young children

The rhythm is explicitly seasonal. The beach club runs October to mid-May, the poolside cafe November to early May, and the POA office keeps winter hours from October through May, with season opening and closing parties bracketing the year. There is a kids' club and a youth spa, but the programming skews adult and social. For a year-round, family-first community, look more broadly across Palm Beach Gardens.

Older club brochures describe a $60,000 refundable portion, and at least one aggregator claims an 80 percent refund. Those statements are mutually exclusive. Treat the buy-in as a cost until the membership office confirms otherwise to you in writing.

Can I keep a boat at Frenchman's Creek?

Only if you buy one of the 95 homes with a private deep-water dock, out of 607 in the community. The club does not own a marina. Other residents use Loggerhead Marina in Palm Beach Gardens, a third-party commercial marina next to the community that handles vessels from about 20 to 140 feet, where residents have priority access rather than ownership. Dock rights, size limits, and access are property-specific, so confirm them for any home before you rely on them.

What golf and other amenities does the club have?

Thirty-six holes: the North Course by Jim Fazio and the South Course by Bob Cupp, both par 72 with seven sets of tees. A full driving-range and short-game rebuild plus a redesigned South ninth hole runs summer through fall 2026. There is a newly rebuilt clubhouse with multiple dining rooms and a 19th Hole Bar, a racquet complex expanding to 26 courts for completion in 2026, a 24,000 square foot fitness center open 24 hours with on-site physical therapy through a Jupiter Medical Center partnership, a full spa open seven days with steam, sauna, and salt rooms, and the Juno Beach beach club.
