Four Reasons Buyers Choose Jupiter Hills


Terrain that does not exist elsewhere here

South Florida golf is famously flat, built on fill with water as the only defence. Jupiter Hills sits on a relict sand dune ridge with genuine elevation change, reported at roughly 60 to 75 feet depending on the source. The Hills Course routes through that topography rather than around it. For a golfer who finds the regional product monotonous, this is the reason to be here, and it is not a claim any competitor can copy.

Two courses for a very small community

The Hills Course and the Village Course serve just 213 residences. Even allowing for the substantial non-resident membership, that ratio is unusual, and it is the practical reason members describe access as easy. The Village Course's origins are genuinely disputed in the record, credited to George and Tom Fazio in 1978 by one authority and to Tom Fazio alone in 1982 by the USGA.

A championship record, and more coming

The USGA's own records confirm the club hosted the 1987 U.S. Amateur and the 2018 U.S. Amateur Four-Ball, and has been awarded the 2027 U.S. Mid-Amateur and the 2032 U.S. Women's Mid-Amateur. That is a governing body choosing to return, which is a more meaningful endorsement than a magazine ranking. Note it has never hosted a PGA Tour event, despite what some summaries suggest.

A wider range of entry points than you would expect

The 213 residential parcels are not all estates. The 2026 county roll breaks down to 132 single-family homes, 34 attached single-family, 32 townhomes, and 15 condominiums, and closed sales over the past year ran from about $492,000 to $4.1 million. For a club community of this reputation, that lower band is unusual and genuinely widens who can consider it.

Jupiter Hills: The Facts That Actually Matter


Buying a home here does not get you into the club, or even the right to apply

This is the single most important thing to understand about Jupiter Hills, and it is unlike every other community on this site. The homeowners association's own disclosure summary, given to buyers as a contract addendum, states that the association has no ownership interest in Jupiter Hills Club and that membership is by invitation only. The same document states that non-members are not permitted on golf course property. So the house and the club are two entirely separate propositions: you can own here and never set foot on the course. Anyone considering a purchase on the assumption that the golf comes with it, or that ownership puts them in a queue, is working from a false premise. Resolve your membership position before you commit to the house, not after.

County and jurisdiction Unincorporated Martin County, confirmed by the U.S. Census geocoder, the Martin County Property Appraiser parcel roll, and the taxing district on every parcel. The Tequesta 33469 mailing address is postal only; the Village of Tequesta itself is in Palm Beach County. Schools are the Martin County School District, and the property appraiser and tax collector are Martin County.
Millage District Three MSTU, levy code 3003, totalling 15.7549 mills per the appraiser's 2025 final millage codes. This is a Martin County rate and is not comparable to Palm Beach County millage.

What the data does support is a recovery in volume: nine closings had already recorded by mid-June 2026, the highest pace since 2021. Median days on market is not available, because deed records do not carry it and no citable MLS figure exists for this community. When Jupiter Hills May Not Be the Right Fit


The terrain and the golf are exceptional. The structure around them is unusual enough that it disqualifies a lot of otherwise well-suited buyers.

You are buying the house in order to play the golf

Then this is probably the wrong community, and it is worth being blunt about it. The association's disclosure summary states that membership is by invitation only and that non-members may not go on golf course property. Ownership conveys nothing and confers no standing to apply. If you want a club that comes with the house, The Loxahatchee Club requires membership with the purchase and publishes what it costs, and Admirals Cove does the same at greater scale.

You need to model your costs before deciding

The association side is well documented, at a $10,000 contribution on closing and roughly $7,425 to $8,465 a year. The club side is a blank. No initiation, dues, or minimum figures are published anywhere credible, and the figures that do circulate come from a machine-generated site that disclaims its own numbers. If a fully costed decision is a prerequisite for you, that information only becomes available through the club, and only if you are invited.

You expected Palm Beach County

The Tequesta mailing address misleads a lot of buyers. The community is in unincorporated Martin County, so the property appraiser, the tax collector, the millage rate, and the school district are all Martin County, and none of the Palm Beach County comparisons carry over. If a Palm Beach County address or its school assignments matter to you, look at Tequesta itself or Jupiter.

You want boating, or a busy full-service club

This is an inland ridge community with no marina, no dockage, and no water access. It is also small and golf-centred rather than a resort-scale operation with extensive racquet, spa, and family programming. For golf paired with deep-water boating, Admirals Cove; for a large amenity-rich club, BallenIsles.

The practical consequences are real. Your property appraiser, tax collector, millage rate, and school district are all Martin County, and the schools are the Martin County School District. It is also not Hobe Sound, and it is not the highest point in Palm Beach County, a claim repeated in several places that cannot be true given the county.
