Palm Beach Shores levies 6.3500 mills operating plus 0.4290 in voted debt, for 6.7790 total. Riviera Beach, which governs the rest of Singer Island, levies 8.3500. That difference of 1.5710 mills works out to roughly $1,571 a year for every million dollars of taxable value, on the same barrier island, often with the same ocean view. Very few local decisions are that cleanly quantifiable.

A genuine single-family market on a condo island

Singer Island north of here is essentially a high-rise corridor. Palm Beach Shores has 308 single-family parcels out of 1,028, and eleven detached houses actually closed in the past year at a median of $1.2 million. If you want a house rather than an apartment within walking distance of the Atlantic on this island, this is more or less where that inventory is.

The widest entry range on the island

Forty arm's-length sales over the past year ran from $263,000 to $5.1 million. Cooperative units closed at a median of $320,000, condominiums at $485,250 and houses at $1.2 million. Almost nowhere else on this coast can you enter an oceanfront-adjacent market in the mid-two-hundreds and still have million-dollar-plus product on the same streets.

The inlet, and everything that comes with it

The town sits at the Palm Beach Inlet, which means direct ocean access for boats without a long run, the Sailfish Marina on the Intracoastal side, and Peanut Island immediately offshore. For a fishing or boating household this is one of the most practically located small towns in the county, and it is why the marina and the charter fleet have been here for decades.

Palm Beach Shores and Riviera Beach share ZIP code 33404, and they are different municipalities with different tax rates. Any online estimate that works from the ZIP will be wrong for one of them, and the error is not trivial: 6.7790 mills here against 8.3500 in Riviera Beach, a gap of 1.5710 mills or about $1,571 annually per million dollars of taxable value. On a $3 million oceanfront condominium that is roughly $4,700 a year, every year, decided purely by which side of the town line the building sits on. Confirm the actual municipality of any specific address before you model the carrying cost, and be sceptical of any automated tax figure for a 33404 property.

Incorporation and origins Incorporated 1947. The town's origin is commonly attributed to Palm Beach Isles or to John D. MacArthur, and neither holds up: A.O. Edwards purchased the 240 acres in 1947 and platted the town, and MacArthur's involvement came later and was narrower, buying the already-built Colonnades Hotel in 1963.

Cooperatives: read this before you offer 103 cooperative units in a town of 1,028 parcels is unusually high. In a co-op you buy shares in a corporation with a proprietary lease rather than real property, which has real consequences: many lenders will not finance them or require substantially larger deposits, boards typically approve purchasers and can decline, and resale can be slower. Co-ops closed at a median of $320,000 here against $485,250 for condominiums, and part of that discount reflects exactly these constraints. Establish early whether a listing is a condominium or a cooperative.
Building age and condo inspections Condominium declaration dates recorded in county legal descriptions cluster between 1979 and 1989, which puts most of that stock well past thirty years old. Under section 553.899, Florida Statutes, buildings of three habitable stories or more require a milestone inspection at thirty years from the certificate of occupancy and every ten years after, and the local enforcement agency may require twenty-five years where local conditions such as proximity to salt water warrant it. Building heights Palm Beach Shores reads as low-rise next to the Riviera Beach towers, and the parcel data supports that in practice: outside the Atrium and Mayan Towers, the town is mostly small buildings of four to twenty-three units plus 308 single-family homes. We are not going to quote a height-limit ordinance, however, because the town's comprehensive plan contains no height or story language and the code itself was not retrievable. If a specific height restriction matters to your purchase, get it from the town in writing.
Schools There is no school within the town. County boundary data indicates assignment to Lincoln Elementary, John F. Kennedy Middle and William T. Dwyer High, but the boundary layer we could access was last modified in 2018, so treat those as indicative and confirm the current assignment through the district's address lookup. We could not verify current state grades for those schools and are not publishing any.
Character and setting The town occupies the southern tip of Singer Island at the Palm Beach Inlet, with the Atlantic on one side and the Intracoastal on the other, the Sailfish Marina, and Peanut Island just offshore. It is residential and small in scale rather than a resort strip.

When Palm Beach Shores May Not Be the Right Fit


This is a very small town with a very small market, and both facts cut in more than one direction.

You need financing certainty, and the listing is a co-op

With 103 cooperative parcels in town, the odds of encountering one are real. Co-ops are share ownership with a proprietary lease rather than deeded real property, many lenders will not write them or demand much larger deposits, and boards commonly approve or decline purchasers. If a straightforward mortgage matters, establish the ownership type before you invest time in a listing, and be aware the price discount you are seeing partly reflects these frictions.

You are buying an older condominium

Condominium declarations here cluster between 1979 and 1989, so the stock is largely past thirty years old and squarely inside Florida's structural inspection regime for buildings of three habitable stories or more. The reserve study deadline has passed and reserve waivers are no longer permitted for structural components. We have not assessed individual associations and will not guess, but the age profile makes the milestone report, the reserve study and recent board minutes the first documents to demand rather than the last.

You want choice, or new construction

Forty sales a year across 1,028 parcels means inventory is thin and specific requirements may take a long time to satisfy. There is no meaningful new construction pipeline in a built-out town of this size. For substantially more choice on the same island, Singer Island has roughly 36 condominium buildings, and the newest of them, 5000 North Ocean, dates from 2020.

You are underwriting coastal risk and insurance carefully

This is a barrier-island town at an inlet, with older building stock. We could not verify the FEMA flood zone designations or any community rating discount for the town, so we are not offering reassurance we cannot support. Get a parcel-level flood determination and bindable wind, flood and, for condominiums, loss-assessment quotes before your inspection period closes. That advice applies across this coast but it applies with force here.
