Four Reasons Buyers Choose Singer Island
Direct oceanfront at a fraction of Palm Beach pricing
This is the practical argument. Roughly 36 condominium buildings sit on a genuine Atlantic barrier island, with a trailing-year median close to $1.03 million. That buys direct oceanfront in a market where the equivalent frontage a few miles south trades in a completely different bracket. For buyers who want the ocean rather than the address, the island is the value play on this stretch of coast.
A genuine choice between old and new
The island's building stock falls into two clean groups with almost nothing in between: 24 buildings that are thirty years old or more, and a newer group built from 2003 onward, none of which has yet reached 25 years. That is unusually legible for a buyer. You are choosing between established buildings with lower entry pricing and known operating histories, or newer construction with modern systems and inspection deadlines still far off.
Two towns, two tax rates, one island
Most of the island is Riviera Beach at 8.3500 mills; the southern tip is Palm Beach Shores at 6.3500 plus 0.4290 of voted debt. The totals come to 20.6098 and 19.5879 mills respectively. Riviera Beach pays no county fire rescue taxing unit and no county library levy, while Palm Beach Shores pays the library levy but not the fire unit. Knowing which side a building sits on is a real and quantifiable part of the decision.
Protected land at both ends
John D. MacArthur Beach State Park occupies the island's northern end and Peanut Island sits off the southern tip in the inlet, which means the residential corridor is bracketed by land that will not be developed. On an island only a few miles long that is a meaningful constraint on future density, and it is the reason the built stretch feels finite rather than expanding.
Singer Island: Jurisdiction, Building Age and Taxes
Singer Island's condominium buildings were built in two waves with a seventeen-year gap between them, roughly 1986 to 2003, and almost nothing in between. The practical effect is that the milestone-inspection question here is simpler than almost anywhere else on this coast. Twenty-four buildings are already thirty years old or more, so they are caught by the statutory thirty-year trigger regardless of whether the local enforcement agency also applies the twenty-five-year option. Everything else is twenty-three years old or younger, so it is not close to either threshold yet. There is essentially no middle group where the twenty-five-versus-thirty-year distinction changes the answer. What that means in practice: if you are buying in the older cohort, the milestone report and the structural integrity reserve study are the first two documents to ask for, and their absence is the thing to investigate. If you are buying in the newer cohort, the reserve study still applies on its own cycle but the structural inspection is not imminent.

Singer Island Market Context, Mid 2026
One clarification before the numbers, because it trips up a lot of buyers. Search results often show a Riviera Beach median in the mid-three-hundreds alongside an island median above a million. Both are correct and they are not in conflict: that gap is the island against the mainland portion of the same city, not condominiums against houses.
Sources: three independent MLS-derived brokerage market reports for Singer Island, accessed July 2026, which agree on a trailing-twelve-month median closed price between about $1.00 million and $1.035 million, with a median of 93 days on market and average days ranging from 127 to 141 depending on the report. On the mainland comparison: a Riviera Beach city-wide median around $366,000 appears in public data alongside the island figure above, and the difference reflects the island versus the mainland portions of the city rather than any difference between property types. Reading it the other way round would be a serious error. Ask Dylan for closed comparables in the specific building you are considering, since the age and service level of individual buildings drive pricing here far more than the island average suggests.
When Singer Island May Not Be the Right Fit
The island offers genuine oceanfront value, and the reasons to look elsewhere are mostly about what comes with owning a condominium in an older coastal building.
Twenty-four of the island's roughly thirty-six buildings are past thirty years old, which puts them squarely inside Florida's milestone inspection regime, and the reserve study deadline has already passed with structural reserves no longer waivable. Underfunded reserves now convert into dues increases or special assessments rather than being voted away. The milestone report, the reserve study, the current reserve schedule and a year of board minutes are the documents that determine whether a low purchase price is a bargain or a liability.
The Riviera Beach portion of the island is overwhelmingly a condominium corridor. If you want detached single-family on the island itself, Palm Beach Shores at the southern tip holds 308 single-family parcels and is where that inventory actually is, at a lower municipal rate into the bargain.
Several buildings on this island carry age restrictions or minimum lease terms, and these are building-specific rather than island-wide. We have deliberately not listed which, because we could not verify them from association documents and getting this wrong would be expensive. If rental income or occupancy matters to your plan, establish the rules for the specific building before you spend money on inspections.
At 20.6098 mills total, the Riviera Beach portion of the island is among the higher combined rates in the county; Juno Beach levies 1.8195 municipally against Riviera Beach's 8.3500 for comparable oceanfront. And with a median 93 days on market and averages running to 141, this is a patient market on both sides of a transaction rather than a fast one.
Singer Island vs. the Areas Buyers Shortlist Against It
vs. Juno Beach
The two oceanfront condominium markets in the north county, and the contrast is tax and scale. Juno Beach levies 1.8195 mills municipally against Riviera Beach's 8.3500, and protects its scale with a charter amendment requiring unanimous council approval to raise height or density. Singer Island offers far more building choice, roughly 36 buildings including genuinely new construction, and a lower price per square foot on the older stock.

vs. Palm Beach Shores
Same island, different town, and worth running deliberately. Palm Beach Shores levies 6.7790 against Riviera Beach's 8.3500 total municipal rate, holds most of the island's single-family inventory, and is low-rise in practice. The Riviera Beach stretch is where the high-rise oceanfront buildings are, including the Ritz-Carlton Residences and 5000 North Ocean, which Palm Beach Shores does not have.
