Four Reasons Buyers Choose Mirasol


Twenty-three neighborhoods, one club

Mirasol is not a single product type behind a gate. It is 23 distinct neighborhoods, from villas and carriage homes through custom estates, all sharing one club. That means a buyer can right-size within the community later without giving up the membership, the golf, or the address. Few Gardens clubs offer that internal range.

Thirty-six holes, and no waiting list to play

Two full championship courses, the Sunrise and the Sunset, mean tee-time pressure is spread across 36 holes rather than 18. The Sunset carries water on 15 of its 18 holes; the Sunrise plays more generously off the tee. Both offer nine sets of tees, which matters more than it sounds if the household plays at different levels.

Genuinely family-built, not family-tolerant

Mirasol runs a separate Sports Complex with a regulation basketball court, turf field, playground, bocce, and a 2,400 sq ft rec building, plus Camp Mirasol for ages 4 to 12, junior golf and tennis academies, and an annual carnival with midway rides. This is a real differentiator against the Gardens clubs that skew heavily toward retirees.

Eight hundred and fifty acres kept wild

Of Mirasol's 2,300-plus acres, roughly 850 are preserved as natural habitat, and the club holds Audubon Cooperative Sanctuary certification. The practical effect is buffer: preserve frontage instead of a neighbor's roofline, and a density that reads far lower than the home count suggests.

Mirasol: The Membership & Community Facts


Mirasol is unusual among Palm Beach Gardens clubs in one important respect: membership is mandatory and it travels with the house. The membership category attached to the home determines what you pay at closing and every year after, so it belongs in the offer analysis alongside the purchase price. The figures below come from the club's own 2026 fee schedule.

Community established / developer Developed on former MacArthur Foundation land; Taylor Woodrow took over the project in 1997 and developed the site. Golf opened 2001 and 2003.
Size / density More than 2,300 acres across 23 neighborhoods, of which roughly 850 acres are held as natural preserve. Home count is approximately 1,200; the club does not publish an official figure, so confirm for any specific analysis.
Governance (three layers) Mirasol Club & Association (MCA) for the club and common areas, the Mirasol Master Association (MMMA), and an individual village association for each neighborhood. Owners belong to all three, and two separate estoppels are required at every title transfer.
Membership requirement Mandatory. Membership is exclusive to title owners and correlates with the home, so the category attached to the property is the category you assume. Social is the entry level; there is no way to own here without joining.

Equity refund terms 80 percent of the refundable equity portion is returned on resale, governed by MCA By-Laws Article IX, Section 6ef. For a 2026 Golf member that is $80,000 back on a $300,000 buy-in. Confirm current terms in writing before you rely on them.
Annual club dues (2026) Golf $33,671, Sports $20,202, Social $8,417, plus applicable tax, paid annually and pro-rated in the first year.
Facilities assessment The Facilities Enhancement Project assessment runs monthly through 2027: $172 Golf, $169 Sports, $99 Social. The club has stated that a second assessment, MMP Phase II, begins in 2027 when this one ends. The amount has not been published. Ask the club directly.
Capital contribution $25,000 MCA capital contribution for a new buyer, or $5,000 for an existing owner moving within Mirasol, due at every title transfer. Application fee $450 for two primary applicants; MCA estoppel fee $250.
Food & beverage minimum None. Mirasol does not require a food and beverage minimum, which is unusual for a club at this level. A 20 percent service charge applies to dining and services, and cash tipping is not permitted.
Village / master association dues Not published by the club and varies by neighborhood. This is a real cost on top of everything above. Confirm the current village and master association assessment for the specific home through Lang Management before you write an offer.

The cost of joining has roughly doubled since 2019

Comparing the club's own published schedules, the Golf buy-in went from $140,000 in 2019 to $230,000 in 2025 to $300,000 in 2026, and Golf annual dues from $22,079 to $33,671 over the same period. The common-area capital contribution went from $2,000 to $25,000. This is not a criticism of the club, and it partly reflects what has been built. But it does mean that any fee figure you read in an older listing or article is likely to understate today's cost significantly, and it is worth asking the club where the schedule is heading before you commit.

The Honest Trade-Offs

When Mirasol May Not Be the Right Fit


Mirasol suits buyers who want a large, amenity-deep club with real family infrastructure and are comfortable with a mandatory membership. The mandatory part is where most mismatches happen. Below are the patterns where buyers usually belong somewhere else.

You want the neighborhood but not a club

There is no opt-out. The cheapest way in is a Social membership at $115,000, of which $72,000 is non-refundable, plus $8,417 a year, and that buys no golf, racquets, fitness, spa, or salon access beyond roughly one visit a month in the off season. If you want the address without the club, look at PGA National, where membership is not required of homeowners, or at Mirabella at Mirasol, a separate gated HOA community adjacent to Mirasol whose residents are not club members.

You want to be near the water

Mirasol sits well inland, west of the Turnpike, and has no marina, no dockage, and no beach club. If boating or ocean access is part of the plan, Admirals Cove in Jupiter pairs golf with a deep-water marina, and Frenchman's Creek runs a separate oceanfront beach club in Juno Beach.

You want a small, quiet club

Twenty-three neighborhoods, 36 holes, camps, carnivals, and a large membership add up to an active, busy place. That is the point for many buyers and the problem for others. For a much smaller and more private golf-only setting, look at Old Palm Golf Club.

You need certainty about your annual carrying cost

The current facilities assessment runs through 2027, and the club has already said a second assessment begins that year without publishing the amount. Layer on a village association fee the club does not disclose and a fee schedule that has risen sharply since 2019, and a precise ten-year cost projection is genuinely hard to build here. If fixed and predictable carrying costs matter more than amenities, BallenIsles is worth pricing side by side.

Mirasol vs. the Communities Buyers Shortlist Against It


vs. BallenIsles

Both are mandatory-membership Palm Beach Gardens equity clubs, so the comparison comes down to site and stage of life. BallenIsles sits centrally in the Gardens, closer to the ocean, I-95, and Downtown at the Gardens, on a smaller and older site. Mirasol is farther west, newer, much larger, and carries the stronger family and junior programming.

BallenIsles for a more central Gardens location and an established club; Mirasol for newer housing stock, 36 holes, preserve frontage, and a community built around families.

vs. Frenchman's Creek

Frenchman's Creek is the more eastern and more traditional of the two, and its separate oceanfront beach club in Juno Beach is something Mirasol simply does not have. Mirasol answers with far more land, 850 acres of preserve, a wider spread of neighborhoods and price points, and no food and beverage minimum.

Buying in Mirasol: What to Know


Is club membership required to buy a home in Mirasol?

Yes. Membership at Mirasol is mandatory and exclusive to title owners, and it correlates with the home, so the category attached to the property is the one you take on at closing. Social is the entry category. There is no way to purchase inside the club community without joining at some level. Mirabella at Mirasol, an adjacent gated community, is legally separate and does not carry a Mirasol membership.

What does membership cost at closing and each year?

Per the club's 2026 schedule, the buy-in is $300,000 for Golf, $175,000 for Sports, and $115,000 for Social, paid in full on the settlement statement, plus a $25,000 capital contribution for a new buyer. Annual dues are $33,671 Golf, $20,202 Sports, and $8,417 Social, plus a monthly facilities assessment of $172, $169, or $99 by category through 2027. Village association dues are separate and are not published by the club. Confirm the current schedule before you write an offer.

How much of the buy-in do I get back when I sell?

Part of it. Each buy-in splits into a non-refundable initiation portion and a refundable equity portion, and 80 percent of the refundable portion is returned on resale under MCA By-Laws Article IX, Section 6ef. For a Golf member taking title today, the split is $200,000 non-refundable and $100,000 refundable, so roughly $80,000 comes back. Members who took title before July 1, 2017 are treated more favorably. The refund is paid on resale of the home, not on demand, so it should not be treated as a liquid asset.

Is there a food and beverage minimum?

No. Mirasol does not require a food and beverage minimum, which sets it apart from most clubs in its peer group where a monthly dining minimum is standard. A 20 percent service charge is applied to dining and club services instead, and cash tipping is not permitted. For a household that does not dine at the club often, the absence of a minimum is a genuine annual saving worth factoring into the comparison.

What golf and amenities does the club have?

Thirty-six holes across the Sunrise and Sunset courses, credited to architects Arthur Hills and Tom Fazio, each with nine sets of tees; the Sunset carries water on 15 of 18 holes. There is a roughly 75,000 sq ft clubhouse, a Golf Learning Center opened in December 2023 with TrackMan and SAM PuttLab, 15 lit clay tennis courts plus a championship court, six outdoor pickleball courts, a spa and two-story fitness facility, three pools, and a separate Sports Complex with a basketball court and playground. An indoor pickleball facility has been announced but has not broken ground.
