North Palm Beach is a village of about 13,200 on the Lake Worth Lagoon, and it is unusual in one specific way: the village itself owns and runs the country club, including a Jack Nicklaus Signature golf course that is open to public play. About 13,200 residents on 3.3 square miles of land, with a village-owned country club, its own police, fire rescue, library and sanitation, and a marina at Anchorage Park.
Palm Beach Gardens
Immediately west and much larger, with newer housing, far deeper inventory, the region's main retail and medical infrastructure, and a materially lower municipal millage at 5.0537.
Juno Beach
A short drive north and genuinely oceanfront, with a condominium-dominated stock and by far the lowest municipal rate in the area at 1.8195 mills.
Singer Island
The oceanfront condominium corridor just south across the lagoon, spanning Riviera Beach and Palm Beach Shores, with direct Atlantic frontage the village does not offer.
Four Reasons Buyers Choose North Palm Beach
A Nicklaus course the village itself owns
This is genuinely rare. North Palm Beach Country Club is owned and operated by the Village, acquired in 1962, with a course originally laid out by Seth Raynor in 1926 as the Palm Beach Winter Club, redesigned in 2006 and upgraded in 2019 to a Jack Nicklaus Signature course. It is publicly accessible, and there is a 37,000 square foot clubhouse opened in 2019. Everywhere else in this county, a course of that pedigree sits behind a six-figure mandatory membership.
Membership is optional, and residents pay about a third less
The Village states plainly that membership is not required to enjoy the clubhouse amenities. If you do join, residents pay roughly 34 to 35 percent less than non-residents: a single Golf membership runs $3,903 against $5,929, and Tennis and Pool $1,185 against $1,655, before tax. Read the trade-offs section before you count on golf, though, because availability is the catch.
A working village marina, not just water views
Anchorage Park on Anchorage Drive gives residents a public boat ramp at a $60 annual decal, dry boat storage from $770 to $1,045 a year by length, and floating dock slips at $2,754 on the South Docks or $3,935 on the North. For a boat owner, that is a fraction of what a private marina slip costs elsewhere on this coast, and it is a village service rather than a club privilege.
A village that runs its own everything
Police, fire rescue, library, sanitation and the country club are all village operations. That is the reason the millage is what it is, and it is a fair trade rather than a hidden cost: services are local, responsive and answerable to a five-member council rather than contracted out to the county. Whether it is worth 7.4 mills to you is a judgement, but it is not a mystery.
North Palm Beach: Taxes, the Club, and the Housing Stock
Membership is optional, but that is not the same as available. Both Golf and Golf Plus memberships are currently full and marked unavailable on the Village's own fiscal 2026 fee sheet. Per Council directive, only residents are eligible for the waitlist, a $250 deposit is required, and new memberships are offered once a year, on April 1. The Village does not publish an estimated wait time. Tennis, pool and social dining memberships are open. You can still play the course as a member of the public, but peak-season green fees are $185 for eighteen holes and there is no resident discount on daily play, only on annual memberships. A buyer who assumes that moving here means joining the club could be waiting years.

North Palm Beach Market Context, Mid 2026
The condominium and single-family markets here are behaving completely differently right now, and blending them would hide the most useful thing a buyer can know about this village.

Read the two segments separately: the condominium market carries roughly 10.8 months of supply, which is a buyer's market by any standard definition, while houses are moving in under two months. We are using the 90-day ZIP figures rather than monthly village-boundary numbers, because those run on as few as three to twenty-five sales and swing wildly; single-family monthly medians ranged from $650,000 to $4.86 million over the past year. When North Palm Beach May Not Be the Right Fit
The village suits buyers who want water access, a walkable-scale community and a genuinely good public golf course, and who are comfortable renovating. Here is where buyers belong elsewhere.
Roughly 72.8 percent of the village's housing was built before 1980 and only 3.3 percent since 2010. That means original roofs, windows, plumbing and electrical on a large share of what you will see, which affects both renovation budget and what an insurer will write. For newer stock, look at Palm Beach Gardens, where the Alton and Avenir areas are substantially newer.
At 7.4000 mills the village is the second-highest municipal rate among northern Palm Beach County municipalities, and the rate rose 7.25 percent in fiscal 2025. A comparable house in Juno Beach at 1.8195 mills or Jupiter at 2.3894 carries a materially smaller municipal line. You get more village services for it, but the difference is real and should be modelled rather than discovered.
The condominium segment is slow: 144 median days on market, 235 active listings against 93 sales in ninety days, a 93.9 percent sale-to-list ratio and roughly 10.8 months of supply. That is a buyer's market, which is good news going in and a caution going out. Combine it with the age of the stock and Florida's structural reserve requirements, and condominium purchases here need the reserve study, the milestone report and recent board minutes read carefully before you commit.
The village fronts the Lake Worth Lagoon and the Intracoastal Waterway. Whether it holds any Atlantic frontage itself is genuinely unclear in the public record, and we are not going to assert it in either direction, but what is certain is that the village's residential character is lagoon and canal rather than beachfront. Atlantic beaches are a short drive. For actual oceanfront, look at Juno Beach or Singer Island.
North Palm Beach vs. the Areas Buyers Shortlist Against It
vs. Palm Beach Gardens
A clean contrast on cost, age and access. Palm Beach Gardens levies 5.0537 mills against the village's 7.4000, has far newer housing and a much deeper market at roughly 1,782 closings a year, and holds the region's retail and medical infrastructure. North Palm Beach offers water access, a village-owned Nicklaus course open to the public, and a small-town scale the Gardens cannot reproduce.

vs. Juno Beach
Both are small, both skew older in age and housing stock, and both are condominium-heavy, but the tax and geography differ sharply. Juno Beach is genuinely oceanfront and levies just 1.8195 mills, a quarter of the village's rate, because it contracts fire rescue to the county and has fewer municipal operations. North Palm Beach gives you the lagoon, a working marina at village prices, and the country club.

Anchorage Park at 603 Anchorage Drive offers a public boat ramp requiring a $60 annual decal, dry boat storage running from $770 a year for vessels up to 15 feet to $1,045 for 36 feet and over, and floating dock slips at $2,754 annually on the South Docks or $3,935.13 on the North Floating Docks. There is also a resident-only temporary day launch permit at $10. The village fronts the Lake Worth Lagoon and the Intracoastal Waterway, and it maintains a standing Waterways Advisory Board.
