A market deep enough to actually shop

Roughly 1,782 homes closed in the city over the trailing year at a median near $810,000 and a median 44 days on market. Set that against the communities we cover in Jupiter, several of which manage four to fifteen sales in an entire year. Here you get real comparables, genuine choice, and a negotiation informed by data rather than guesswork. For most buyers that is worth more than any single amenity.

Five distinct club communities, one of them optional

BallenIsles, Mirasol, Old Palm and Frenchman's Creek all require a membership costing between $115,000 and $550,000 at closing. PGA National does not. Very few places in Florida let you choose between that much club product and a genuine opt-out inside the same city limits, and it means the same buyer can compare two fundamentally different cost structures without changing school district or tax authority.

A city tax rate that has come down

The city's operating millage is 5.0537 with no debt service levy, cut from 5.1700, and the city's own budget review board reports an expectation of holding that rate through fiscal 2034 on growth from the Avenir development. A municipality projecting a decade of rate stability is unusual and it is a real planning input, though a projection is not a promise.

Everything else is already here

The Gardens Mall, Downtown at the Gardens, the medical corridor around Palm Beach Gardens Medical Center and Jupiter Medical nearby, and the Alton mixed-use district. Median household income is about $106,947. This is a city that functions on its own rather than as a bedroom community, which matters if you would rather not drive to West Palm Beach for ordinary things.

Why we are not printing a single total tax rate for this city

The city's own rate is settled at 5.0537 mills, confirmed three ways. The total on your bill is not, and the uncertainty is large enough to matter. Two components could not be resolved: whether the county Fire Rescue MSTU of 3.4581 mills applies here, which it should not because Palm Beach Gardens runs its own fire department, and whether the county Library district levy of 0.5491 applies. The overlapping stack comes to about 17.31 mills without the library and 17.86 with it, but the fire question alone swings the number by roughly three and a half mills, which on a million-dollar assessment is around $3,500 a year. Rather than publish a total that might be wrong by that much, we would rather tell you to read the actual TRIM notice for the specific address, which arrives each August and itemises every authority.

Population / income About 63,883 as of 2025, with a median household income of roughly $106,947 per Census QuickFacts. Note that the city's own economic development page still cites 2020 Census population and 2015 to 2019 income, so figures taken from it will be stale.

How the city compares Among northern Palm Beach County municipalities, the Gardens sits mid-table and above several neighbours: Juno Beach levies 1.8195, Jupiter 2.3894 and Wellington 2.47, all materially less than 5.0537. Tequesta at 6.4595 and North Palm Beach at 7.4000 are higher. A similar house can carry a very different municipal line depending which side of a boundary it sits on.
Fire and police The city operates its own fire rescue department, which is the basis for our doubt about the county Fire Rescue MSTU applying. Confirm on the TRIM notice.
Club communities inside the city BallenIsles, Mirasol, Old Palm and Frenchman's Creek all require a club membership as a condition of ownership, ranging from about $115,000 at Mirasol's Social level to roughly $550,000 all-in at Frenchman's Creek. PGA National does not require membership. Old Palm additionally carries a community development district assessment of roughly $3,743 to $7,977 per unit per year on the property tax bill.
Non-club neighbourhoods The city also contains substantial conventional residential development, including the newer Alton and Avenir areas, where no club membership applies. If a mandatory membership is not what you want, the city is still very much open to you.
Schools Served by the School District of Palm Beach County. Among the schools associated with the city, William T. Dwyer High is graded A, Duncan Middle B, Palm Beach Gardens Community High C, Watkins Middle C and Grove Park Elementary C, with five elementaries graded A. We have deliberately not attached a year to these because the district's published table carries no year label and we could not confirm the release against the state's own file. Treat them as indicative and confirm the current grade and the assignment for a specific address with the district.
Employment and institutions The Gardens Mall, Downtown at the Gardens, the Alton district and a medical corridor anchored by Palm Beach Gardens Medical Center. One correction worth making: Scripps Florida and the Max Planck institute are in Jupiter, not Palm Beach Gardens, and Scripps Florida became part of the University of Florida in 2022 as the Herbert Wertheim UF Scripps Institute. Local marketing copy frequently places both in this city.

When Palm Beach Gardens May Not Be the Right Fit


The Gardens is a strong default for a lot of buyers, which is exactly why it is worth being clear about who it does not suit.

You want to be on the ocean

Palm Beach Gardens is an inland city. Its best-known communities sit well west of the coast, several of them west of the Turnpike, and the city has no oceanfront residential stock of its own. If you want to walk to the beach, look at Juno Beach or Singer Island, and expect a very different price per square foot and a much heavier insurance conversation.

You are shopping by list price without pricing the club

In four of the five club communities here, the purchase price is not the price. A membership is a condition of ownership, running from about $115,000 to roughly $550,000 at closing plus annual dues in the tens of thousands. Two homes at identical asking prices in different communities can differ by half a million dollars in what it actually takes to move in. If that is not what you want, PGA National or a non-club neighbourhood in the city solves it.

Your municipal tax line is a deciding factor

At 5.0537 mills the Gardens sits well above several immediate neighbours. Juno Beach is 1.8195, Jupiter 2.3894 and Wellington 2.47. On a million dollars of taxable value the gap between the Gardens and Jupiter is roughly $2,700 a year in the municipal line alone. That is not a reason to avoid the city, but it belongs in a side-by-side comparison rather than being discovered at closing. Jupiter is the obvious comparison.

You want urban walkability or a downtown

The Gardens is a car city organised around gated communities, arterial roads and shopping centres. Downtown at the Gardens and Alton offer pockets of walkability, but nothing resembling a historic downtown, a waterfront district or a transit station. For that you want West Palm Beach, which has a downtown, a waterfront and a Brightline station.

The Gardens gives you a deeper and more varied market, a much larger concentration of club communities to choose between, the region's main retail and medical infrastructure, and a city projecting a decade of rate stability.

vs. North Palm Beach

A useful contrast on both cost and stock. North Palm Beach is smaller, closer to the water, and levies 7.4000 mills, the higher rate reflecting a village that runs its own police, fire, library, sanitation and country club. Its housing is also markedly older, with roughly three quarters built before 1980. The Gardens has newer stock, more of it, and a lower municipal rate.

The Gardens does have a genuine medical corridor of its own, anchored by Palm Beach Gardens Medical Center, but the research institutes belong to the next town north.
