Four Reasons Buyers Choose West Palm Beach
The only real urban option in the county
Almost every other community we cover is suburban, gated or both. West Palm Beach has a downtown street grid, a waterfront promenade along Flagler Drive, the Norton Museum and the Kravis Center, Palm Beach International Airport, and a Brightline station connecting to Fort Lauderdale, Miami and Orlando. If you want to live somewhere you can walk out of and be somewhere, this is structurally the only candidate in the region.
Eleven National Register historic districts
El Cid, Old Northwood, Flamingo Park, Grandview Heights and others are listed on the National Register, which means genuine 1920s Mediterranean Revival and mission architecture rather than reproduction. That listing brings design review obligations, covered in the section below, and it also brings a ten-year property tax exemption on qualifying restoration work. Very little else on this coast offers pre-war housing stock at all.
Genuine range, at every price point
Median closed prices by ZIP ran from about $236,500 to $1,093,167 in May 2026. That is a 4.6-fold spread inside one municipality, covering downtown condominiums, historic-district houses, waterfront property and western suburban development. Whatever your budget, this city has inventory in it, which is not true of the small coastal towns nearby.
A strong flood insurance rating
The city holds Class 5 in FEMA's Community Rating System, which translates to a 25 percent discount on National Flood Insurance Program premiums in special flood hazard areas. That is among the better ratings in the region and it is a real, recurring saving. The city also states plainly that properties outside mapped hazard areas still flood, which is a more honest posture than most municipalities take.

These are two separate municipalities, one on the mainland and one on the island across the Intracoastal, and buyers conflate them constantly. The difference is easy to quantify. If a listing, an estimate or an article says "Palm Beach," check which one it means before you draw any conclusion from it, because essentially no figure carries across.

Two cautions on the data itself: Zillow labels ZIP 33412 as Palm Beach Gardens when Ibis is in fact within West Palm Beach, and labels 33417 as Century Village, so figures pulled by ZIP name rather than number can be misattributed. We were also unable to isolate closed-sale splits for condominiums, waterfront property or historic-district single-family homes specifically; those breakdowns exist only in MLS reporting, and the ZIP figures above are the honest substitute until that data is pulled. When West Palm Beach May Not Be the Right Fit
The city's size and variety are its strengths and also the reason it defeats a lot of buyers who approach it as a single market.

A citywide average will not tell you what anything is worth, and a search set up across the whole city will produce results that are not comparable to each other. Narrow to districts before you start looking seriously.

That is precisely what protects the character you are buying, and it also means timelines and material choices are not entirely yours. And if you want the ten-year historic tax exemption, you must apply before work starts. If unrestricted renovation matters more than period architecture, look at Palm Beach Gardens.
At 8.1308 mills operating, West Palm Beach carries one of the higher municipal rates in the county, and downtown properties add 0.97 mills for the Downtown Development Authority on top. Compare Wellington at 2.47 mills or Palm Beach Gardens at 5.0537. What you get for it is the urban infrastructure, but the difference on a comparable assessment is substantial and should be modelled rather than discovered.
We looked hard at this and could verify very little of it. One major investment firm relocated its headquarters here in 2020, which is real and well documented. Beyond that we could not confirm a single named financial tenant at the marquee downtown towers, the buildings' own marketing names no tenants, and the recent financial-sector announcements we could trace went to other cities in the county. Buy downtown because you want to live downtown and the numbers work, not on the assumption of a demand wave we could not substantiate.

West Palm Beach is an actual city with a downtown, a waterfront, historic architecture, an airport and rail, at a higher millage and with far more internal variation.
